Each unit has a floor area of either 19, 20, 21 or 22 square meters but the price is uniform for all units.  All units are studio type but can be merged at the buyer's choice if the dividing wall has not been scheduled yet for construction.



The standard price for every unit is P1,420,000 with the following guidelines for additional premium:
Sea view units or facing East additional P50,000
Corner units additional P50,000
8th floor units additional P100,000
Corner units from 8th floor and above must be purchased 2 units adjacent at the same time. This rule is not applicable on units lower than 8th floor.
All prices are inclusive of miscellaneous fees & taxes.
PAYMENT Terms

OPTION A - CASH A PAYMENT:
Reservation fee is Php 20,000 (non-refundable non-transferable).

Full payment of Total Contract Price within 30 daysfrom date of reservation. 
A 5% discount on TCP will be given to buyer.

CASH A-1 PAYMENT:

Reservation fee is Php 20,000 (non-refundablenon -transferable). 
Balance of TCP payable in 6 equal monthly installments covered by post-dated checks. 
A 4% discount on TCP will be given to buyer.

CASH A-2 PAYMENT:

Reservation fee is Php 20,000 (non-refundable/non-transferable). 
Balance of TCP payable in 12 equal monthly installments covered by post-dated checks.
A 2.5% discount on TCP will be given to buyer.

CASH B PAYMENT:

Reservation fee is Php 20,000 (non-refundable/non-transferable). Lump sum down payment of 50% of TCP within 30 days from date of reservation. 
A 5% discount on down payment will be given to the buyer.
The balance of 50% will be paid lump sum upon completion of building without interest.

CASH C PAYMENT:

Reservation fee is Php 20,000 (non-refundable/non-transferrable). 
The balance of the TCP will be paid in 24 equal monthly installments. Zero interest / No Down payment 
Monthly installments are covered by post dated checks.

BANK / PAG-IBIG FINANCING:

Reservation fee is Php 20,000 (non-refundable/non-transferable).
Maximum loan for Bank/Pag-ibig is P1,000,000
Remaining balance shall be the equity to be paid in 24 equal monthly installments with no interest (covered by post dated checks).
Accredited financial institutions are Pag-ibig, Banco deOro, China bank, Metrobank, BPI and RCBC.
Other financial institutions not mentioned above will be subject to verification by LWPC prior to its approval for loan. If buyer pays the total equity one time, there will be a discount of 5%

OPTION B: EQUITY PAYMENT
EQUITY : P420, 000.00

LESS RESERVAYION FEE : 20,000.00
NET EQUITY : P400, 000.00
The Net Equity of P400, 000 can be paid in the following manner:
30% of Net Equity to be paid in four (4) months, no interest (covered by post-dated checks). 
70% Balance of Net Equity to be paid in 24 equal monthly installments, zero interest (covered by post-dated checks)

IN-HOUSE FINANCING:

Reservation fee:Php 20,000 (non-refundable/non-transferrable).
Maximum In-House financing: P1,000,000 
Remaining balance shall be the equity to be paid in 24 installments with zero interest. 
The in-house financing period is 3 years up to a maximum of 5 years @10% per annum (straight). 
The monthly amortization shall be covered with post-dated checks.
Buyers availing of in-house financing are required to secure a mortgage redemption insurance and fire insurance from a reputable insurance company.
LWPC will conduct a credit investigation on the buyer prior to the approval of in-house financing. A credit investigation fee of Php1, 500 will be charged to buyers.
